Building Information Modeling, or BIM, is a model-based process for creating and managing digital information about a building or built asset throughout its design, construction, and operational stages.
Is BIM the same as 3D modeling?
No. A 3D model may contain only geometry and visual information. A BIM model can also contain structured information about building elements, systems, quantities, materials, specifications, and project relationships.
What level of development can you provide?
The required Level of Development, or LOD, depends on the project stage, discipline, and intended use of the BIM model. It should be agreed before modeling begins so the geometric detail and element information align with the project requirements.
Do you provide BIM clash detection services?
Yes. Architectural, structural, mechanical, electrical, and plumbing models can be reviewed together to identify relevant spatial conflicts, clearance issues, routing problems, and multidisciplinary coordination concerns.
Can you convert CAD drawings into a BIM model?
Yes. CAD drawings, PDF plans, sketches, and other available design documents can be used as inputs for BIM model development when they contain sufficient dimensions, specifications, and project information.
Can BIM models be used to generate quantities?
Yes. BIM models can support quantity extraction when the relevant building elements are modeled consistently and contain the required information. Extracted quantities should still be reviewed against the model scope, drawings, and project specifications.
Do you prepare as-built BIM models?
Yes. As-built BIM models can be prepared or updated using approved record drawings, field-verified information, contractor redlines, point-cloud data, and other verified project records.
Which BIM files and deliverables will I receive?
BIM deliverables may include native Revit model files, IFC files, coordination models, Navisworks files, PDF drawings, schedules, clash detection reports, and exported CAD files, depending on the agreed project scope and software requirements.
