Division 07 roofing takeoffs and pricing
BidAccurate's roofing estimating services are for roofing contractors, general contractors, suppliers, developers, and homebuilders across the US. Send your bid documents and we'll return a roofing takeoff or a full cost estimate, measured from the roof plan, sections, and details.
We take each roof area through its whole assembly: covering or membrane, underlayment, vapor retarder, insulation, cover board, attachment, flashing, and drainage. Deck repair, carpentry, masonry, and MEP work go on a separate list when they aren't part of your roofing package.
Your roof plans, sections, details, specs, and addenda set the scope. These are the categories we cover. Your estimate includes only what falls under your contract.
On a pitched roof, plan area understates what you'll buy. We measure each plane at its slope, then take eaves, rakes, hips, ridges, and valleys in LF so starter, cap, and ice barrier quantities come out right.
A TPO roof is more than one line item. Membrane, insulation, cover board, and attachment are split by system and roof area, and we note where the spec calls for extra fastening at perimeters and corners.
Panels are listed by profile, gauge, finish, and length, since that's how a fabricator quotes them. Trim gets its own LF schedule.
The taper plan drives insulation quantity. We follow it, along with the roof details, to count tapered panels, crickets, drains, and penetrations.
On a reroof, tear-off, hoisting, and disposal can swing the number. If pricing is in scope, each gets its own line beside the install labor.
Squares for the field, LF for edges and metal, EA for anything you can count. Reports are laid out for supplier quotes or your own estimate.

Send supplier quotes, crew rates, and waste factors. We'll use them, along with your cost codes if you have them.
Roofing bids lose money at the edges: perimeter metal, flashing at curbs, overflow drains, and the gray area between roofing, sheet metal, carpentry, and mechanical. We keep those in plain view.
Roof scope hides outside the roof plan. We check sections, details, and specs, plus the structural, plumbing, and mechanical sheets for drains, curbs, and penetrations.
Membrane, underlayment, vapor retarder, insulation, cover board, fasteners, and flashing are grouped by roof system and area.
