Division 09 painting and coating
Painting contractors, GCs, coating suppliers, developers, and homebuilders across the US use BidAccurate's painting estimating services when they need a takeoff or a priced estimate without tying up their own estimator. We go through the bid documents and hand back numbers organized for bidding, buying, or budgeting.
Paint is rarely one system. A single floor can have three substrates, five colors, two sheens, and a dry-fall ceiling. We track each surface to its prep, primer, finish coats, color, and sheen. Work like drywall finishing, fireproofing, waterproofing, sealants, and abatement gets flagged separately when it isn't in your contract.
Your documents and your contract set the scope. If a category below isn't in your package, it stays out of the estimate or shows up as an exclusion.
The finish schedule tells us what each room gets. We carry its paint codes onto the walls, ceilings, and doors we measure, so a semi-gloss on a CMU corridor never gets priced as eggshell on board.
Outside, height and access matter as much as square footage. Elevations are split by substrate, exposure, and how a crew will reach the work.
Epoxy floors, dry-fall in an open-structure warehouse, and intumescent on exposed steel each have their own prep, coat count, and crew. We list them as separate systems.
Prep is where repaint bids lose money. We take what the documents and condition notes say. Where plans can't show how much patching a wall needs, we carry a labeled allowance and say so in the notes.
Priced estimates break application labor into prep, cut-in, roll, and spray so you can check production against your own crews.
Measured the way painters price: area for broad surfaces, length for trim, and a count for doors.

Quantities follow the finish schedule, room data, and spec sections. When a door gets a different system than the wall it sits in, the takeoff shows both.
Wall and ceiling SF, trim LF, door counts, and coat requirements arrive with the markups. You go straight to pricing.
Gallons are easier to plan when quantities are split by product, color, sheen, and coat. Your paint rep can quote from the same breakdown.
Block filler on CMU, painted exposed deck, hollow metal frames, and touch-up are easy to skip on a tight bid. We check for each one.
Every line in the worksheet cites a sheet or a finish code. Coverage and prep assumptions are written down where you can see them.
Send supplier quotes, product coverage data, painter production, and labor rates, and we'll use them. Your cost codes and template work too.
Wall square footage is the easy part of a painting bid. Prep, access, and door and frame counts are where numbers drift, so we give them the same attention as the walls.
Room finish schedules, paint legends, elevations, RCPs, and Division 09 painting sections are where coating scope hides. We cross-check them against each other and the addenda.
Primer, intermediate, and finish coats stay attached to the substrate and location they belong to. Two systems never get blended into one SF total.
Patching, caulking, masking, containment, lifts, and scaffold can each be priced separately. Those costs change a lot from one job to the next.
Markups, sheet references, and a written list of inclusions, exclusions, and open questions sit behind every number.
